The Benefits of Modular Construction
A modular construction is simply a prefabrication building which usually consists of several sections known as modules. Modular construction involves assembling sections from the main building site, and then delivery of these sections to the final location. Installation of the modules is normally done on site in a manner which best suits the needs of the client. The most common modules are found on buildings which have already been constructed or are being constructed. In some cases, the modules are built into existing structures.
Modular construction is also used for the construction of homes. Manufactured homes are made from modular components which are built on a foundation. In this case, the modular components are placed on a steel foundation before being assembled onsite. As with the manufacturing of modular homes, the assembly process is done in a factory setting. The foundation of these types of homes is concrete footers which are poured and leveled prior to installation of the walls and flooring.
Another example of a modular building, which is often utilized for the construction of homes is the use of pre-fabricated residences. These types of residences are designed and manufactured in a factory setting and then shipped to a specified site for installation. After they arrive at the site-built structures, the installation of the wall panels, windows, doors and roofs takes place. The modular construction process can be used for home designs which are simple or complex in nature. They can also be used to build station homes or for high-rises.
Modular housing has a number of benefits that make it superior to traditional homes. Modular dwellings are manufactured in a factory environment from a variety of materials which are sturdy and durable. Once they arrive at the site-built locations, they are assembled based on the custom design that was developed in the assembly line. This eliminates the cost of hiring an architect and the costs associated with construction and masonry techniques. Furthermore, because these modules are shipped in large sections, the transportation of each unit is less than what would be required for shipping individual items.
A major benefit of modular buildings is the environmental impact that they have on the surrounding community. Since modular houses are shipped in large sections, they do not create additional traffic congestion on highways. Also, because modular housing is manufactured at a large factory rather than in an open-air building, the land surrounding the manufacturing site does not become unusable once modular buildings have been delivered. This is because the land is carefully preserved. With traditional construction, once the buildings have been delivered, their impact on the surrounding area can not be assessed.
Because modular homes are manufactured in a controlled environment, they are more secure than traditional homes. Modular construction is made up of a series of steel modules connected together by welded connections. This method of delivery allows for extremely heavy modules to be securely transported to the site where they will be installed. Furthermore, because the modules are shipped via truck, they do not damage the surrounding property. As long as the roads are passable, homeowners will not have to worry about transporting their new home out of the way after it has been delivered to their home site.
One of the major advantages of modularization is that modular homes can be moved to any area of the country. Traditional house designs are limited to manufactured homes which are designed for a certain location. Even if a modular home can be transported to a different area, most of them cannot be altered once they have been delivered. Modular construction allows for the design to be changed whenever the consumer desires to do so.
